The problem

You already see commercial opportunities. You just don't know how to act on them.

You know business owners, landlords and investors. You see opportunities every week. But commercial runs on different math and different conversations, and there's no clear entry point. So the deal goes to someone else.

Income, not comps

Commercial deals are valued on income. Cap rates and NOI replace the residential playbook.

Different conversations

Owners and investors think differently, and they can tell when you don't.

Hesitation costs deals

Without a clear path in, hesitation turns into missed opportunities.

Why it matters

This isn't a different business. It's a different skillset.

1 deal

One commercial deal can earn what 5–10 residential transactions do. Grow your income without stacking more closings on your calendar.

Repeat

Longer-term relationships and investor clients who come back deal after deal.

Not a course

A deal-making program: real deals, real conversations, real-time coaching. You don't just learn. You execute.

The framework

The six-week roadmap

Each week pairs one concept that matters right now with live work on your actual opportunities.

WEEK 1

Foundation: see the deals already in your world

The mindset shift, and identifying commercial opportunities already sitting inside your network.

WEEK 2

Qualification: real deal or distraction?

Separate what is real from what is noise, so your time goes where deals happen.

WEEK 3

Numbers: cap rates, NOI and sounding credible

Understand the numbers without overcomplicating them.

WEEK 4

Seller conversations

Lead calm, credible conversations with owners.

WEEK 5

The buyer side

How buyers and investors think, and how deals actually get done.

WEEK 6

Pipeline system

Build a repeatable pipeline that keeps producing commercial opportunities.

How it works

A room built around production

Every weekly call

15–20 min of focused, immediately usable teaching, then 40–45 min of live hot-seat deal coaching. You bring opportunities. We work them together.

The 3-2-1 Rule

3 commercial opportunities identified, 2 owner or stakeholder conversations, and 1 deal, lead or opportunity brought to the call, every week. No activity = no hot seat. That's not punishment. It keeps the room centered on production.

FAQ

Questions agents ask

Do I need commercial experience?

No. The program is built for residential and early-career agents. It's about opening your eyes to opportunities already in your network, not becoming a full-time commercial broker overnight.

How long is it and what's the time commitment?

Six weeks, with one live call a week (15–20 minutes of teaching plus 40–45 minutes of hot seats), plus the weekly 3-2-1 activity: 3 opportunities, 2 conversations, 1 deal or lead.

Is this a course I watch on my own?

No. It's a deal-making program. Hot-seat time is earned through weekly activity, and coaching happens on real opportunities.

What happens when I find a real deal?

We can co-list, structure the deal together and help you get it across the finish line.

What does it cost?

$2,499 for the six-week program. All calls are recorded, transcribed, and available for unlimited replays.

When does it start?

November 13, 2026 at 10:00 AM PT. Meetings are weekly at 10:00 AM PT.
